    • Public consultation for Scheme Amendment 56 has been temporarily put on hold pending further discussion with affected residents.

      Consultation will restart for the full 42 day period at a later date with residents to be directly notified.

    The draft Policy seek to:

    • Identify, in addition to what is set out in State level regulation, the scope of development applications to be identified as ‘complex applications’. Complex applications must be advertised for public comment before being determined.

    • The aim is to ensure that applications that are likely to be of significant community interest and/or strategic importance would be subject of longer and broader advertising/consultation processes than would be the case in the absence of the policy.

    The purpose of the draft Structure Plan is to guide subdivision and development of the land for residential, retirement living, primary school, community and local centre (retail/commercial) purposes and will facilitate the development of between 800 – 900 residential lots and 300 retirement living lots.

    Local Planning Policy Review - LPP 1.5 Coastal Setbacks
    Pursuant to Schedule 2 of the Planning and Development (Local Planning Schemes) Regulations 2015, Council has adopted, for the purposes of community consultation, modified LPP 1.5 Coastal Setbacks on the 11 November 2020. On the 25 January 2023, Council revisited LPP 1.5. Council resolved not to adopt the draft policy, but to restart the process for consultation purposes.

    Proposed LPP 1.5 - Coastal Setbacks

    The purpose of this Policy is to require additional setbacks for Residential Development within the Policy Area and adjacent to Geographe Bay Road to:

    • Reduce the impact of built form when viewed from Geographe Bay Road and the adjoining coastal reserve; and
    • Provide for development that contributes to, and is consistent with, the established streetscape.

    LPP 1.5 Coastal Setbacks currently applies to all residential zoned lots with a density less than R25 that abut Geographe Bay Road or a foreshore reserve. It is proposed as part of these modifications that the applicable Policy Area be reduced to include only those lots fronting Geographe Bay Road between Craig Street and Earnshaw Road, West Busselton (see proposed applicable lots).

    If your property is impacted by these proposed policy changes, you will have received a letter from the City inviting you to provide feedback via a submission.

    Notice is hereby given that the local government of the City of Busselton has adopted the abovementioned Structure Plan (SP) and Scheme Amendment (AMD 55) for the purposes of:

    • SP – guiding future zoning, subdivision and development of Lots 4, 12 and 402 Caves Road and Lots 14 and 15 Bussell Highway, Abbey, known as ‘Abbey South’.
    • AMD 55 – to providing the appropriate zoning to enact recommendations of the SP.

    This Local Structure Plan provides a basis for the future subdivision and development of lots 176 (no. 604), 201 (no. 580) and 9000 (no. 578) Rendezvous Road, Vasse. The proposal shows an indicative road and lot layout for the development of 37 lots at a residential density code of R5.

    Submissions close on 6th July 2022.
