    Learn about the Character Audit and Design Guidelines being prepared for your Town Centre!

    As part of the broader future planning for the Dunsborough Town Centre, the City of Busselton is preparing a set of Design Guidelines which will be used to protect, maintain and enhance the unique character and identity of the town centre as it evolves.

    The City has also commissioned the preparation of a Character Audit to validate and define the character elements of Dunsborough Town Centre. The Character Audit will include recommendations for the preparation of the Design Guidelines in the form of planning policy and controls.

    We heard during the drafting of the Dunsborough Precinct Structure Plan (PSP) that there was a lot of dialogue from the community about the character of the town centre. This was largely initiated by the purpose of the PSP, to consider how future growth and development would be accommodated within the town centre.     The City of Busselton has defined Special Character Areas within the City due to their significant environmental, character and heritage value to the community. These areas have distinctive character values and visual amenity specific to their location.

    To preserve and enhance these unique areas, the City has implemented specific planning controls for each one to ensure that important characteristics within these areas are preserved and not compromised by future development.

    The project is looking at reviewing the existing development controls within four of the City’s Special Character Areas:

    • Public consultation for Scheme Amendment 56 has been temporarily put on hold pending further discussion with affected residents.

      Consultation will restart for the full 42 day period at a later date with residents to be directly notified.

    Notice is hereby given that the local government of the City of Busselton has adopted the abovementioned Structure Plan (SP) and Scheme Amendment (AMD 55) for the purposes of:

    • SP – guiding future zoning, subdivision and development of Lots 4, 12 and 402 Caves Road and Lots 14 and 15 Bussell Highway, Abbey, known as ‘Abbey South’.
    • AMD 55 – to providing the appropriate zoning to enact recommendations of the SP.
