DRAFT LOCAL DEVELOPMENT PLAN AVAILABLE FOR PUBLIC COMMENT
Pursuant to Local Planning Scheme No. 21, the City invites public comment on a draft Local Development Plan for Lot 9003 (future Lot 100) Broadwater Boulevard, Broadwater. The Lot 100 Broadwater Boulevard Local Development Plan has been prepared in accordance with the requirements of recent condition of subdivision to facilitate the delivery of houses on the subject land and addresses the following –
Conservation buffer areas to Conservation Category Wetlands for the protection of endangered fauna habitat trees, and limited areas for stormwater management/pollution mitigation and bushfire management;
Suitable development areas that are rated BAL-29 or lower;
Asset Protection Zone and restrictions on intensification of landscaping;
Fire Service Access Routes;
Pedestrian access to foreshore reserves, recreation reserves and established paths;
Private Roads servicing future development sites;
Building design that is consistent with the approved Bushfire Management Plan (subject to BAL rating) and local character values; and
Finished floor levels for flood protection and/or inundation.
