STRUCTURE PLAN AVAILABLE FOR INSPECTION

PROPOSED NEWPORT GEOGRAPHE STRUCTURE PLAN

The City is in receipt of a proposed Structure Plan for the Newport Geographe Development, submitted by Aigle Royal Developments.

The Newport Geographe Structure Plan is proposed to replace the approved Port Geographe Development Plan (2008) as the primary planning instrument guiding development for the remainder of the undeveloped area south of Navigation Way.

The Newport Geographe development has effectively been divided into two areas: Area 1, to which this proposal relates, and future Area 2, which will likely include an extension of the existing canals and a ‘Waterfront Activity Node’, incorporating mixed use development. Area 2 is subject to further investigation by the developer and will be submitted and advertised at a future date.

The developer has designed the proposed Structure Plan for Area 1 to provide a predominantly ‘dry lot’ development, where the previous Development Plan has indicated canals and a man-made lake. A range of residential densities and a series of linear public open spaces are proposed on the plan.

A number of technical appendices support the proposal and are attached within the Document Library, including:

  • Environmental Assessment Report;
  • Local Water Management Strategy;
  • Bushfire Management Plan;
  • Aboriginal Heritage Advice;
  • Engineering Services Report;
  • Transport Impact Assessment; and
  • Landscape Strategy.

The City is assessing the proposal and will make a determination in regard to the proposed Structure Plan at a full meeting of the Council following the closure of formal advertising on 19 December 2018. Please note that the adoption of the proposal for advertising does not necessarily indicate the City’s support for the plan.

The Structure Plan document details the proposal, which is located in the Document Library, along with a copy of the Officer Report and the existing Port Geographe Development Plan.

Alternatively, a copy is available for viewing during business hours (8.30am – 4.30pm, Monday to Friday) at the City of Busselton Civic and Administration Centre located at 2 Southern Drive, Busselton.
